Selling

There’s a lot to consider when selling your home – should you buy or sell first? When is the best time to sell? How do you choose a sales consultant? What’s the best way to market and sell your property? Should you auction, set a fixed price, or consider price by negotiation?

I will make sure that you’re well informed about the selling process, well informed of your options, and know what to expect every step of the way.

It’s helpful to have an idea of the current market value of your home before you start planning to sell. You can get an idea by researching online, paying a property valuer for a valuation, or asking for a free current market appraisal here.

I recommend you think carefully about major renovations as you may not get your money back if you tackle big jobs like modernising the kitchen or bathroom before selling. There are, however, some excellent low-cost activities like decluttering, cleaning, touch-ups, and considering the street appeal that can make a big difference when you come to present your home for sale.

Selling a property can be a complex legal process, and it’s important you know the steps to take and your legal obligations as a vendor.

The New Zealand Residential Property Agency Agreement Guide also offers some excellent advice and can be found here.
